Make a Winning Offer to Buy Nebraska or Iowa Real Estate

How do you land the best home for you in a competitive Nebraska and Iowa real estate market?  Sellers may receive more than one bid for the property that you want.  That is why you had best assume that both your offer and your demeanor could affect the outcome.  Be sure to work with a buyer’s real estate agent in the local market, someone who can effectively help and who represents your interests.

Now, think what can be done to improve your offer and favorability with seller.  Can you sell yourself, or maybe your dog’s pedigree?

Show Financial Strength

First off, get pre-approved by your bank.  Stay within your means and financial comfort level.  This reduces anxiety and creates calmness, a curious requirement for success.  The bank prea-pproval letter put the seller at ease.  It shows the Seller that you are financially able to close the deal.  Also, prepare the necessary paperwork to show financial strength.  Bank statements, pre-approval letter, proof of funds.  Allow some wiggle room in the amount stated on the pre-approval letter to give you room to raise your bid.

Be Ready to Pounce

Be ready.  Some homes sell immediately during open house.  Bring the letter along to all showings.  If you love the home, do not hesitate.  You need to move quickly when a property fills your needs if not the opportunity may be lost.  Another buyer came more prepared.

Make a good offer.  Don’t lowball the seller.  Those strategies come across as insulting.  Your real estate agent can guide you through a fair analysis of the market.

No matter the property, have it inspected.  Even if you are buying a new home, get it inspected.  You would be surprised at some of the issues a construction worker may overlook.  And if you are buying from friends or family, please do not skip that inspection either.  Better to know upfront of the problems like termites, previous flooding, or the any need to sink money into the home.

Sellers often invest years of their lives in the home of interest.  This creates sentimental attachment and memories.  If the sellers are present, express appreciation for your favorite parts of the home and forget grumbling about details.  A positive attitude tells them you will care for their beloved property.
